How To Choose An Estate Agent?

 

This is such an important decision, and before you meet with your potential estate agent, the first consideration is where to find them?

You can find estate agents online, via Rightmove, Zoopla, on Facebook and neighbours – it’s always good to have a personal recommendation. More than half of Home Truths clients come from recommendations.

You will no doubt be advised to invite three estate agents to visit your home to compare valuations, their services and team that will be marketing your home. It can be hard sometimes, to make a choice, so here are a few things to consider.

When you meet with your potential estate agents, do you trust them and meeting potential buyers?

Have the estate agents demonstrated a strong knowledge of your local market, the house prices in your area and your particular type of property? Do they demonstrate clearly how they will sell your home for you?

Do you think they will market your home to its full potential? There are so many ways to market properties and innovative ways to reach your potential audience? How do they plan to showcase your property to current buyers as soon as you come to market? These are all questions you need to ask.

Look at the photographs of properties they are currently marketing. Do they use a professional photographer who has experience in photographing homes to their full potential or do they take the photographs themselves? Home Truths works with two professional photographers for all properties.

Look at the facts available to you. How quickly do the estate agents that you invite out sell properties? How close do they come to achieving the asking price of properties? They will have this information and expertise.

When it comes to the all-important valuation has the estate agent given you a clear and what you can expect, should you list your property with them?

 

Unfortunately, estate agents often don’t have the best reputation, so you do need to ask yourself; have they been honest?  You may like to find out that your property has a value much higher than you expected, however, your property needs to go on the market at a price appropriate for the market conditions, otherwise, it won’t value up for mortgage purposes.
